Exterior Roof Inspection
  • Shingles: missing, lifted, cracked, granule loss
  • Flashing: chimney, walls, skylights, vents
  • Pipe boots & sealants
  • Valleys & ridge caps
  • Debris build up and flat roof inspection
  • Visible storm or wind damage
  • Gutter drainage system


Attic Inspection (if accessible)

  • Water staining
  • Moisture or mold indicators
  • Ventilation issues


Minor Preventative Repairs Included

Up to $200/year in small repairs:
  • Re-sealing flashing
  • Securing loose shingles
  • Tightening exposed fasteners
  • Minor shingle replacement (if available)
  • Seal exposed nails, flashing, or cracks

What’s Not Included

Anything beyond this allowance is quoted before work begins.

  • Structural repairs
  • Hidden or concealed damage
  • Active leaks from storms or neglect
  • Ice dam, animal, or foot-traffic damage
  • Manufacturer defects
